At Vornado, we believe that sustainable building operations and maintenance is not only an environmental imperative, but a commercial necessity. High performance and sustainable buildings mitigate environmental concerns, reduce building operating costs and enhance building marketability.

In the U.S. alone, the operation and maintenance of buildings account for 70% of electricity usage and 40% of all carbon emissions. In New York City, this consumption is even greater, with buildings contributing to 75% of the city's overall carbon emissions annually.

Consistent with Vornado's Sustainability goals, the NY Office Division has embarked on several ambitious sustainability efficiency programs and projects.

The cornerstones of our efforts are our energy efficiency projects, and our LEED certification efforts.

To establish a baseline for our energy efficiency efforts, we have benchmarked each of our major office buildings in the NY Office portfolio using the EPA's Energy Star Portfolio Manager tool.

To successfully manage our LEED efforts, we have organized teams within each building and began the process of identifying cost-effective opportunities to make our portfolio more sustainable and to reduce its carbon footprint.

Sustainable, high performance buildings reflect and include environmental best practices and operational efficiencies. This includes a wide range of initiatives and practices, beginning with how spaces are built, what materials are used, the air quality in the building, the water and energy efficiency of the building, how the building is cleaned and maintained, and how waste is removed and diverted from the building.
